No. Conventional loans can go as low as 3 to 5 percent down, FHA around 3.5 percent, and VA or USDA can be zero down if you qualify. Twenty percent mostly matters if you want to skip PMI. Get with a lender, get the real number, and we'll go from there together.
Pricing it too high out of the gate. Your first two weeks on the market get you the most attention you'll ever get. Price it right from day one instead of chasing the market down later. I'll share the data directly and give it to you straight.
In Michigan, taxable value is capped while one owner holds the property, then it resets when the home sells. Your bill can end up higher than what the current owner pays on the same house. Worth knowing before you sign, not after.

Born and raised in Muskegon County, and I've never wanted to be anywhere else. Before real estate, I spent years in sales, first in the automotive industry, then office furniture. Real estate wasn't the plan. It started as a side hustle after I sold my own house during Covid and realized how much I loved walking people through the process.
That side hustle is now my only career. I'll be honest, there was a point where I nearly walked away from this business. I stuck with it, and five years in, I'm still here, still building, still answering the phone on a Saturday. That's the story I tell clients too: stick with it, and it works out.
